Mobile Home Releveling in North Port
Under every mobile home is a steel frame resting on lines of piers, usually concrete blocks on a pad with a cap and wood shims between the cap and the beam. A relevel puts that frame back into one flat plane. We find which piers have gone down, raise the beam above them a little at a time, and reset or rebuild each pier until the whole frame reads level. Our typical range is $450 to $800 for a singlewide and $750 to $1,400 for a doublewide, and you get the actual number in writing once we have looked underneath.
What tells you it is time
- A door rubs at the top corner, swings by itself or will not catch
- A window that used to slide now binds
- Floors slope enough that you notice, or feel springy in one spot
- Cracks running out from the corners of door and window frames
- Skirting pushed outward or pulled loose along one side
- A doublewide with a gap or step along the ceiling where the halves join
If you are seeing one of these, the problem pages go deeper on what each one usually means.
The job, step by step
Reading the frame. We take a height reading at each pier, typically with a water level, and mark which piers have dropped and by how much. That map sets the plan and the price.
Lifting. Jacks go on solid cribbing near the low piers, never on bare sand, and the frame comes up in small steps. Lifting one point too far can rack walls and door frames, so we spread the lift.
Resetting the piers. A pier that has only dropped gets new shims driven tight. A pier with a split cap, tipped blocks or a sunken pad gets rebuilt. See pier and pad repair for that part.
Checking and straps. We read every pier again, and on a doublewide we check the marriage line. Then we look at the straps, because a home that has settled can leave them slack. Re-tensioning or replacing them is covered under tie-downs and anchors.
North Port’s ground
The City’s soils are mostly poorly and very poorly drained flatwood sands, the EauGallie, Myakka, Holopaw and Pineda series. For part of the year the water table can sit within 6 to 18 inches of the surface, and the lowest spots pond. Florida Rule 15C-1 assumes a bearing of 1,000 pounds per square foot when the real figure is not known, and a single pad sitting in wet sand can sink and pull the frame down with it. While we are under the home we look for standing water and soft spots, and if the ground under one end is the real problem, we say so before we quote.
Flood zones and the frame height
Inside the City of North Port, a manufactured home placed, replaced or substantially improved in a flood hazard area must have the bottom of its frame at or above the Florida Building Code flood elevation, base flood plus one foot. The older 36-inch pier option for existing parks was repealed in 2022. If your lot is in an AE zone and the job is growing, ask the permit office whether it counts as replacing or substantially improving the home. In Sarasota County, elevating a home takes a replacement permit.
Before you say yes
Ask whoever does the work for their FLHSMV mobile home installer licence number and look it up. Ask whether your park is in the City or the county and what permit, if any, the job needs. Our pricing page lists the rest of the typical ranges, and the cost calculator gives you a starting figure for your home.
Frequently Asked Questions
How much is a relevel?
Typically $450 to $800 for a singlewide, $750 to $1,400 for a doublewide and $1,100 to $2,000 for a triplewide. Each pier that has to be rebuilt adds about $150 to $400. We put your price in writing after reading the frame at the piers.
How long are you at the home?
Usually 3 to 5 hours for a singlewide and 6 to 8 for a doublewide. A home with many failed piers, or one sitting over wet ground, takes longer, and the quote says so.
How often does a home here need releveling?
There is no fixed interval. On poorly drained sand where the water table can rise within 6 to 18 inches of the surface for part of the year, piers can keep moving, especially under a low spot that ponds. If water keeps collecting under one end, a relevel alone may not stay put, and we will tell you that up front.
Does the relevel need a permit?
Tie-down work in Sarasota County needs a building permit. Whether a relevel with no strap work does is a question for Sarasota County or, inside the City, the City of North Port's Building Division. Ask before work starts.
