Mobile Home Leveling in Warm Mineral Springs
Warm Mineral Springs holds more mobile homes than the City of North Port itself. The 2023 American Community Survey counted about 2,691 mobile homes there, roughly two in every three homes, and a median resident age of about 72. It sits next to the City of North Port, about 4.6 miles in a straight line from the middle of the City, and by the Census map its big parks are unincorporated, under Sarasota County. We work in the parks here: releveling, straps and anchors, pier rebuilds, underbelly and skirting. Typical relevel ranges are $450 to $800 for a singlewide and $750 to $1,400 for a doublewide, with your price in writing after we have looked.
The parks
These parks carry North Port mailing addresses along US 41 and the Myakka River, and by the Census map they sit in unincorporated Warm Mineral Springs:
- Harbor Cove. A resident-owned 55+ community of 805 homes, on the Myakka since 1962.
- Lazy River Village. A gated 55+ community on the Myakka, where over 100 homes have docks.
- La Casa. Resident-owned and gated, with Myakka River access and double-wide homes.
- Village at Riverwalk.
Holiday Park, the other big park with a North Port address, is inside the City. If you are not sure which side your park is on, the Sarasota County Property Appraiser can tell you.
What being in the county means
Where a park is unincorporated, as these are by the Census map, Sarasota County, not the City of North Port, handles its permits. The county’s building official put out a bulletin on October 31, 2022, and it says:
- Set-up or tie-down of any new or used mobile home needs a building permit.
- That work has to be done by a Florida licensed mobile or manufactured home installer, and owners may not do it themselves.
- Elevating a home needs a replacement permit, and in a flood zone the county asks for either an elevation certificate or 50% Rule paperwork.
Whether a relevel with no tie-down work needs a county permit is something to ask the county before work starts. Whoever does the work, ask for their FLHSMV installer licence number and look it up.
Ground and water by the river
These parks sit along the Myakka River, and several of their addresses fall in mapped AE flood zones. Across North Port the soils are poorly and very poorly drained flatwood sands with a water table that can come within 6 to 18 inches of the surface for part of the year. Ian put roughly 13 to 21 inches of rain on North Port gauges, and Myakka River flooding closed part of I-75 in south Sarasota County. Water that stands under a home can soften the sand under its pads, which is why we look at drainage on every relevel.
Storm history
La Casa took damage in Ian in 2022, and in the state’s survey, damage at Lazy River Village was mostly to older roofs with attachments. In Milton two years later, surge of 6 to 9 feet reached the coast from Venice south to Boca Grande, and an EF1 tornado came ashore at El Jobean from the mouth of the Myakka. Sarasota County is HUD Wind Zone III. If your home has not been looked at since either storm, a post-hurricane inspection checks the piers and straps, and our tie-downs and anchors page explains Rule 15C-1.

Frequently Asked Questions
My address says North Port. Am I in Warm Mineral Springs?
Possibly. Several big parks along US 41 and the Myakka River carry North Port mailing addresses but, by the Census map, sit in unincorporated Warm Mineral Springs. The Sarasota County Property Appraiser can confirm which side of the line your parcel is on.
Who handles permits here?
Unincorporated Warm Mineral Springs is under Sarasota County. The county's building official says set-up or tie-down of any new or used mobile home needs a building permit and a licensed installer, owners may not do that work themselves, and elevating a home needs a replacement permit.
What does a relevel typically cost?
Our typical ranges are $450 to $800 for a singlewide and $750 to $1,400 for a doublewide. You get the actual number in writing after we have read the frame at the piers.
Are the parks here in a flood zone?
Several park addresses along the river fall in mapped AE zones, but zones change from lot to lot and a park can straddle more than one. Check your own lot on FEMA's flood map or with the park office.
