Questions North Port Mobile Home Owners Ask Us

The short answers are above. Our pricing page has every typical range in one place, tie-downs and anchors covers Wind Zone III and Rule 15C-1, and the installer licence page explains the state licence. If your park is in Warm Mineral Springs, the Warm Mineral Springs page goes through the City and county split.

A note on hurricanes

After a storm, the straps and piers are the parts of a home nobody can see from the yard. After Ian, the state’s survey found that Englewood parks, made up mostly of older and pre-HUD homes, took heavy damage to roofs, carports and lanais, and in Mobile Gardens the older homes still standing mainly showed no noticeable damage to their piers, stabilizers and anchors. If your home went through Ian or Milton and nobody has been under it since, a post-hurricane inspection is the place to start.

Frequently Asked Questions

What does mobile home leveling cost near North Port?

Our typical ranges are $450 to $800 for a singlewide, $750 to $1,400 for a doublewide and $1,100 to $2,000 for a triplewide, with rebuilt piers at about $150 to $400 each. They are ranges, not a quote. We write your price after looking under the home.

How can I tell the home has settled?

Doors that drag or will not latch, windows that bind, a floor that slopes or gives underfoot, cracks running from the corners of doors and windows, skirting pushed out of line, and on a doublewide a gap or step where the two halves meet. One of these on its own can have other causes. Several together usually point to a pier.

Why do homes around here settle?

The soils in North Port are poorly and very poorly drained flatwood sands such as EauGallie, Myakka, Holopaw and Pineda. For part of the year the water table can be within 6 to 18 inches of the surface, and low spots pond. Florida Rule 15C-1 assumes a soil bearing of 1,000 pounds per square foot when the real figure is not known.

My address says North Port. Whose permit rules apply?

It depends on whether your park is in the City or the county. By the Census map, Harbor Cove, La Casa, Lazy River Village and Village at Riverwalk are in unincorporated Warm Mineral Springs, so Sarasota County handles their permits. Holiday Park is inside the City of North Port. The Sarasota County Property Appraiser can confirm your parcel.

Does Sarasota County require a permit for tie-downs?

Yes. The county's building official says set-up or tie-down of any new or used mobile home needs a building permit and a licensed installer, and owners are not allowed to do that work themselves. Whether a relevel with no tie-down work needs a permit is something to ask the county or the City before work starts.

What licence should the person doing the work have?

Florida requires an FLHSMV mobile home installer licence for installation work. It takes an 8-hour course, an exam, a bond and liability insurance, and installing without one is a first-degree misdemeanour. Ask whoever does the work for the number and look it up.

Do you do the work yourselves?

Yes. We come out, check the piers, give you a written quote and then do the job. You deal with the same people from the first call to the final reading of the frame.

What wind zone is North Port in?

Sarasota County and Charlotte County are both HUD Wind Zone III, with a 110 mph design wind. Florida Rule 15C-1 spaces diagonal frame ties no more than 5 feet 4 inches apart, and coral anchors do not meet Zone II or III.

My lot is in a flood zone. What changes?

Inside the City, since October 25, 2022 a manufactured home placed, replaced or substantially improved in a flood hazard area must have the bottom of its frame at or above the Florida Building Code flood elevation, base flood plus one foot, and the old 36-inch pier option for existing parks is gone. In Sarasota County, elevating a home needs a replacement permit, and in a flood zone the county asks for an elevation certificate or 50% Rule paperwork. Tell us your zone before planning any large job.

How much of North Port floods?

About 30% of the City's area is mapped as a FEMA Special Flood Hazard Area. The City names the Myakkahatchee Creek, the Myakka River and the city's canals as the flood-prone areas, and several park addresses along the river fall in AE zones. It changes lot to lot, so check yours.

Can I relevel the home myself?

We would not. Getting under a home on jacks is dangerous, and lifting one corner too far can crack walls and twist door frames. For tie-down work in Sarasota County the county is clear that owners may not do it.

Where do you work?

North Port, Warm Mineral Springs, Englewood, Venice, Port Charlotte, Grove City and Rotonda.
