Every figure here is a typical range, not a price for your home. Your price comes from us in writing after we have been under the home and read the frame at each pier. Use the ranges to get a feel for the size of the job and to sanity check any number you are handed.
Relevel by home size
| Home | Typical range | Usual time on site |
|---|
| Singlewide | $450 to $800 | 3 to 5 hours |
| Doublewide | $750 to $1,400 | 6 to 8 hours |
| Triplewide | $1,100 to $2,000 | 1 to 2 days |
A doublewide or triplewide has a pier line under each marriage seam as well as under the outside beams, and every one of those lines has to finish in the same plane. A home of any size that is far out of level gets priced once we have seen how many piers have failed.
What moves a relevel up the range
- Distance dropped. A home that has drifted a little needs shims. One that has sunk at a corner needs lifting in stages and new piers.
- Failed piers. Split caps, tipped blocks or a pad that has sunk mean rebuilding rather than reshimming, priced per pier below.
- Water underneath. The flatwood sands around North Port can hold the water table within 6 to 18 inches of the surface for part of the year, and low spots pond. Working in wet sand is slower, and if water keeps collecting under one end we will say so in the quote.
- Attachments. Carports, lanais and porch roofs fixed to the home often stand on their own posts. We watch them while the frame moves.
Piers and pads
| Job | Typical range |
|---|
| Reshim or reset a pier during a relevel | $75 to $150 each |
| Rebuild a pier: new pad, blocks and cap | $150 to $400 each |
| Most multi-pier repairs, all in | $500 to $2,500 |
Anchors and straps
| Job | Typical range |
|---|
| Tighten existing straps while we relevel | often small, quoted with the relevel |
| Replace a single anchor or strap | quoted per anchor |
| Full anchor retrofit or new install | $600 to $3,500 |
Sarasota and Charlotte counties are HUD Wind Zone III. Florida Rule 15C-1 spaces diagonal frame ties no more than 5 feet 4 inches apart, and coral anchors do not meet Zone II or III. In Sarasota County, tie-down work needs a building permit, so ask whether the permit fee is in any quote you get. See tie-downs and anchors.
Underneath the floor
| Job | Typical range |
|---|
| Vapor barrier or underbelly patches | $300 to $800 |
| New underbelly, singlewide | from about $1,200 |
| New underbelly, doublewide | up to about $4,500 |
More on this under vapor barrier and underbelly.
Skirting
| Job | Typical range |
|---|
| Panels, vents and access doors | $200 to $800 |
| Replace vinyl skirting all the way round | $900 to $2,500 |
Inspections
| Job | Typical range |
|---|
| Level, pier and tie-down inspection with a written report, after a storm or before a purchase | $150 to $350 |
Five questions for any quote
Put these to anyone who quotes the job:
- What is your FLHSMV mobile home installer licence number? (Then look it up.)
- Is my park in the City of North Port or unincorporated Sarasota County, and does this job need a permit there?
- How many piers are you rebuilding, and how many are only being reshimmed?
- Are the straps being tightened or replaced, and is that in this price?
- My lot is in a flood zone: does this work count as replacing or substantially improving the home? Inside the City, that brings in the rule that the bottom of the frame sits at or above base flood plus one foot; in Sarasota County, elevating a home takes a replacement permit.
