Mobile Home Leveling in Grove City and Rotonda

Grove City and Rotonda sit about 13 miles in a straight line from the middle of North Port. Grove City has about 568 mobile homes by the 2023 American Community Survey, roughly 30% of its homes, with a median resident age of about 68. Rotonda has far fewer, about 106. We take releveling, tie-down, pier, underbelly and skirting work in both. Typical relevel ranges are $450 to $800 for a singlewide and $750 to $1,400 for a doublewide, and your price comes in writing after we have been under the home.

Ian’s record rain

Ian came ashore on September 28, 2022, and the National Hurricane Center’s report lists 26.95 inches at Grove City as the highest storm total rainfall it recorded. North Port’s own gauges caught roughly 13 to 21 inches, Big Slough near North Port hit its highest flow on record two days after landfall, and Myakka River flooding closed part of I-75 in south Sarasota County.

Rain on that scale can leave water standing under homes for a while, and pads that sat in saturated sand can settle once it drains. If you are in Grove City and nobody has read the level on your home since Ian, it is worth doing. Milton two years later

Milton came ashore on Siesta Key on October 9, 2024, with surge of 6 to 9 feet on the coast from Venice south to Boca Grande, and an EF1 tornado came ashore at El Jobean from the mouth of the Myakka River.

Wind Zone III

Sarasota and Charlotte counties are both HUD Wind Zone III, with a 110 mph design wind. Florida Rule 15C-1 spaces diagonal frame ties no more than 5 feet 4 inches apart in every wind zone, calls for anchors in undisturbed or compacted soil, and says coral anchors are not designed for Zone II or III. Before work starts

Ask the county building department for your address whether a tie-down, pier or elevation job needs a permit, and who is applying for it. We have not read Charlotte County’s current mobile home permit rules, so do not assume Sarasota County’s rules apply to your address. Florida requires an FLHSMV mobile home installer licence for installation work: ask whoever does the work for the number and look it up.
