Mobile home leveling cost calculator for North Port

Six questions, one range. The calculator takes the typical prices from our pricing page and shapes them to your home: its type and length, how far out of level it feels, what you know about the piers, how easy it is to get under and where it is, plus any extra work you tick. What comes out is a range, not a quote. We put the quote in writing after we have been under the home.

Answering the questions well

Home type. A singlewide rides on two main steel beams. A doublewide is two halves joined at the marriage line, with a line of piers under that seam as well as under the outside beams, which is why it costs more to bring into one plane. A triplewide adds another seam.

Length. More length means more piers to read and reset. If you do not know it, pace along the outside wall and pick the nearest band.

How far out of level. A door that has only started rubbing is the low end. A ball that rolls across the kitchen floor, or a gap along a doublewide’s ceiling seam, is the high end. Not sure? The doors and windows sticking and floor soft or bouncy pages help you read the signs.

Piers. “Don’t know” is a fair answer if you have never looked under the home. If you have looked through the access door and seen split caps, leaning stacks or loose shims, choose that.

Access. A low frame, a lot of ductwork in the way, or standing water under the home all slow the job down. Water is worth checking after rain around North Port: the soils are poorly and very poorly drained flatwood sands, the water table can sit within 6 to 18 inches of the surface for part of the year, and low spots pond.

What changes the number

  • Rebuilt piers. Each failed pier typically adds $150 to $400. A pier sitting on a sunken pad needs rebuilding from the pad up, and stacking more shims on it is not a lasting fix. See pier and pad repair.
  • Water underneath. If water keeps collecting under one end, dealing with it may belong in the job, and we will say so.
  • Straps and anchors. Sarasota and Charlotte counties are HUD Wind Zone III, with a 110 mph design wind. Florida Rule 15C-1 spaces diagonal frame ties no more than 5 feet 4 inches apart and says coral anchors do not meet Zone II or III. If your anchors need replacing rather than tightening, tick the tie-downs box. In Sarasota County that work needs a building permit, so ask about the permit too. See tie-downs and anchors.
  • Attachments. Carports, lanais and porch roofs fixed to the home often stand on their own posts, which we watch while we lift. In the state’s Ian survey, damage at Lazy River Village was mostly to older roofs with attachments, and Englewood parks took heavy carport and lanai damage.

City or county

If the job grows beyond a relevel, where your park sits matters. By the Census map, Harbor Cove, La Casa, Lazy River Village and Village at Riverwalk are in unincorporated Warm Mineral Springs, under Sarasota County, and Holiday Park is inside the City of North Port. The Warm Mineral Springs page explains the split.

Once you have a range

Send it to us with the quote form; your answers go with it. We read the frame at the piers, look at the pads and straps, and write you a quote. If the home needs pier and pad repair more than a full relevel, the quote says so. If a recent leveling job made things worse, read leveling done wrong. Whoever does the work, ask for their FLHSMV mobile home installer licence number and look it up.

What will my relevel cost?

Six questions. You get a ballpark range before anyone visits; the level check on site turns it into a real number.

Frequently Asked Questions

What numbers does the calculator use?

Only the typical ranges on our pricing page: $450 to $800 to relevel a singlewide, $750 to $1,400 for a doublewide and $1,100 to $2,000 for a triplewide; $75 to $150 a pier to reshim and $150 to $400 a pier to rebuild; $600 to $3,500 for anchor work; $300 to $800 for underbelly patches; and $200 to $800 for skirting repairs. It then shifts the relevel range for length, how far out of level the home is and how hard it is to get under.

Is the answer a quote?

No. It is a range to show whether you are looking at hundreds or thousands. Your price comes in writing after we have been under the home and read the frame at the piers, because nobody can price pier condition from outside the skirting.

Why did the range widen when I said I do not know about the piers?

Pier work is priced per pier. Without a look underneath, it could be none or several rebuilds, so the calculator covers that spread instead of guessing low. Once the piers have been seen, the range comes down to a written number.

Does it handle a triplewide?

Yes. It starts from our typical triplewide range of $1,100 to $2,000 and adjusts it the same way as the others. A home of any size that is far out of level is priced after we have seen how many piers failed, so treat the result as a starting point.
