Mobile Home Leveling in Venice, Florida
Venice has about 2,625 mobile homes by the 2023 American Community Survey, around 13% of its homes, and a median resident age of about 69. South Venice adds about 470 more. Venice is about 14 miles in a straight line from the middle of North Port, and South Venice about 13.4. We take releveling, tie-down, pier, underbelly and skirting work in both. Typical relevel ranges are $450 to $800 for a singlewide and $750 to $1,400 for a doublewide, and your price comes in writing after we have been under the home.
Milton and the coast
Milton came ashore on Siesta Key on October 9, 2024. The National Hurricane Center reported surge of 6 to 9 feet above ground from Venice south to Boca Grande. Surge water under a home can leave the pads sitting in soaked ground and can soak or tear the underbelly. If your home took water underneath, two things are worth doing once it has dried out: read the level at the piers to see whether anything settled, and look at the vapor barrier and underbelly. A post-hurricane inspection covers both in one visit.
Ian came two years earlier. At Holiday Park in North Port about 200 of 865 homes were demolished or set for demolition, mostly from wind. If your Venice home came through both storms and nobody has looked at its straps since, that is worth doing.
Wind Zone III anchors
Sarasota County is HUD Wind Zone III, with a 110 mph design wind. Florida Rule 15C-1 says:
- Diagonal frame ties no more than 5 feet 4 inches apart, in all wind zones
- Anchors set in undisturbed or compacted soil
- A soil bearing of 1,000 pounds per square foot assumed when the real figure is not known
The same rule says coral anchors are not designed to meet Zone II or III. If you know or suspect your home sits on coral anchors, tell us when you call. Our tie-downs and anchors page covers the rest.
Common reasons to call
- Doors that started sticking. Often a pier that has dropped. See doors and windows sticking.
- A soft spot in the floor. Could be the decking, a joist or a pier. See floor soft or bouncy.
- Skirting that came loose in a storm. See skirting repair, and have the straps behind it checked.
- Buying a home in a park. See the pre-purchase foundation check.
Permits and the licence
Sarasota County’s building official says set-up or tie-down of any new or used mobile home needs a building permit and has to be done by a Florida licensed mobile home installer, and that owners may not do it themselves. Elevating a home needs a replacement permit. Venice is an incorporated city, so check with the permit office that covers your address. Whoever does the work, ask for their FLHSMV mobile home installer licence number and look it up.
Nokomis and Laurel sit about 15 to 17 miles from the middle of North Port. Ask when you call. Every typical range is on our pricing page.
