Mobile Home Skirting Repair in North Port
Skirting is the panel wall that runs around the base of a mobile home, between the floor line and the ground. It closes off the crawl space, keeps animals out, carries the vents that let that space breathe, and gives you an access door to reach the plumbing and piers. We repair broken panels, rehang loose ones, replace vents and access doors, and replace the skirting around the whole home when the old run is past saving. Repairs typically run $200 to $800, and a full vinyl replacement typically runs $900 to $2,500.
What usually goes wrong
- Bowing or buckling. Often the home settling onto the panels. We check the level before swapping anything.
- Panels pulled out of the ground track. Wind, mowers, or the home moving.
- Cracked or missing panels. Older vinyl gets brittle, and a single impact can split it.
- Blocked or broken vents. The crawl space loses its airflow.
- An access door that will not close or is missing. Animals get in and the insulation suffers.
Storms and skirting
At Holiday Park in North Port, Ian in 2022 led to about 200 of the 865 homes being demolished or set for demolition, mostly from wind, and loose aluminum was thrown into neighbouring homes. In Mobile Gardens in Englewood, the state’s post-Ian survey noted that the older homes still standing mainly had their mortar skirting intact and no noticeable damage to their piers, stabilizers and anchors. After a storm, skirting is the first thing you see from the yard, and gaps in it let wind and debris under the home. If the skirting came loose in a storm, have the piers and straps behind it looked at too: see post-hurricane inspection.
Skirting and moisture
The City’s soils are poorly drained flatwood sands with low spots that pond. Skirting closes in that ground. With vents blocked or missing, damp air can sit under the home and work on the underbelly and vapor barrier. When we repair skirting we check that there are enough working vents for the length of the home.
How we approach it
- Walk the perimeter. We look at every side, note bowed, cracked and missing panels, and check vents and the access door.
- Check what is behind it. If panels are bowing along one side, we look at the piers on that side and read the level. Replacing skirting on a home that is still settling only gets you new bowed panels.
- Quote both options. If the skirting is mostly sound, we quote repairs. If it is brittle and failing along several sides, we quote a full run as well and let you choose.
- Leave access. We make sure the home ends up with an access door that opens and closes, because the next person under the home needs a way in.
Parks and rules
Your park may have its own rules on skirting colour and material, so check with the park office before choosing. If the skirting is coming off as part of a larger job, ask whoever is doing the work whether that job needs a City or Sarasota County permit. Ask for their FLHSMV mobile home installer licence number too, and look it up. Typical ranges for skirting and everything else are on our pricing page, and leveling explains what we do when the bowing turns out to be the home.
Frequently Asked Questions
What does skirting repair typically cost?
Repairs to panels, vents and access doors typically run $200 to $800. Replacing vinyl skirting around the whole home typically runs $900 to $2,500, mostly depending on how long the perimeter is. We quote in writing after we have walked around the home.
My skirting is bowing out. Is that the skirting or the home?
Often the home. Skirting is fixed between the bottom of the home and the ground, so when a pier drops, the home can come down onto the panels and push them outward. If it is bowing along one side or at one corner, we check the level before replacing panels that would just bow again.
Why do vents matter?
Vents let air move through the space under the home. On North Port's poorly drained sand, where the water table can be within 6 to 18 inches of the surface for part of the year, a closed-in crawl space with no air moving can stay damp.
Can you match my existing skirting?
We try to. Older panels can be hard to match exactly in colour or profile, and if a few new panels would stand out we will tell you and give you the option of a full side or a full run instead.
