Mobile Home Leveling in Englewood, Florida

Englewood has more mobile homes than any other place we cover. The 2023 American Community Survey counted about 3,521 there, roughly a quarter of all homes, with a median resident age of about 68. It sits next to the City of North Port, about 10.9 miles in a straight line from the middle of the City. We relevel homes in Englewood’s parks, check and replace straps and anchors, rebuild piers and repair underbellies and skirting. Typical relevel ranges are $450 to $800 for a singlewide and $750 to $1,400 for a doublewide, with your price in writing once we have been under the home.

What Ian showed in Englewood’s parks

After Ian in 2022, the state looked at Englewood parks including Mobile Gardens, Holiday Estates and Alameda Isles. Its report describes these parks as mostly older and pre-HUD homes, and the damage as significant, mostly to roofs, siding, sheds and carports, with roofs, lanais and carports blown off at Alameda Isles. The finding that matters for anyone who owns an older home here is the one about the homes that held: in Mobile Gardens, the older homes still standing mainly showed no noticeable damage to their piers, stabilizers and anchors.

That is the part of a home we work on. Straps that have gone slack, anchors pulled up or set in soft ground, and piers on sunken pads cannot be seen from the street. A post-hurricane inspection or a check of your tie-downs and anchors tells you where your home stands.

Milton’s surge

On October 9, 2024, Milton came ashore at Siesta Key, and surge of 6 to 9 feet reached the coast from Venice south to Boca Grande. If water reached your home, the pads under it may have sat in saturated sand, and some can settle after the water drains. Reading the level once the ground has dried shows whether any piers moved, and if the underbelly got wet, see vapor barrier and underbelly.

Anchors in Wind Zone III

Sarasota and Charlotte counties are both HUD Wind Zone III. Florida Rule 15C-1 calls for diagonal frame ties no more than 5 feet 4 inches apart and anchors in undisturbed or compacted soil, assumes a soil bearing of 1,000 pounds per square foot when the real figure is not known, and says coral anchors do not meet Zone II or III. Coral anchors and wide strap spacing are worth checking on any older home, so tell us the age of the home when you call.

Permits

In Sarasota County, the building official says set-up or tie-down of any new or used mobile home needs a building permit and a licensed installer, owners may not do it themselves, and elevating a home needs a replacement permit. For an address on the Charlotte County side, ask Charlotte County’s building department. Whoever does the work, ask for their FLHSMV mobile home installer licence number and look it up.
