About North Port Mobile Home Leveling

North Port Mobile Home Leveling works under mobile and manufactured homes in North Port, the Warm Mineral Springs parks and the towns around them. We relevel homes, check and replace straps and anchors, rebuild piers and pads, and repair underbellies and skirting. When you get in touch, we come and look, read the frame at each pier and hand you a written price. Nothing gets lifted before you have that price and have said yes to it.

How we work

  • We look before we price. A sticking door can mean one sunk pier or ten, and the only way to know is to get under the home. Our pricing page gives typical ranges so you know roughly what to expect, but your number comes after the visit.
  • We tell you which government you are under. A North Port address does not mean the City of North Port. By the Census map, most of the big parks along US 41 and the Myakka River are in unincorporated Warm Mineral Springs, under Sarasota County, and Holiday Park is inside the City. The permit rules differ, so we raise it before the job starts.
  • We tell you when the problem is water, not the piers. The flatwood sands here are poorly drained and can hold the water table within 6 to 18 inches of the surface for part of the year. If a low spot keeps flooding under one end of your home, reshimming alone may not hold for long, and we say so.

The licence question

Florida law requires an FLHSMV mobile home installer licence for installation work. Getting it takes an 8-hour course, an exam, a bond and liability insurance, and installing without one is a first-degree misdemeanour. Sarasota County’s building official also says set-up and tie-down work has to be done by a licensed installer and that owners may not do it themselves. Ask whoever does the work on your home for the licence number and look it up. Our installer licence page explains what the law says in more detail.

What you will not see from us

  • Made-up reviews or stories about jobs.
  • A promised arrival time.
  • A firm price over the phone for a home we have not seen.
  • A verdict that a home is safe, or unsafe, before anyone has been underneath it.

Why this patch of Florida

The mobile homes near North Port are concentrated, and many of the parks are long established. Warm Mineral Springs has about two mobile homes for every three homes of any kind, with a median resident age near 72. Englewood counts about 3,500 and Venice about 2,600. Ian in 2022 cost Holiday Park about 200 of its 865 homes, mostly to wind, and Milton in 2024 pushed 6 to 9 feet of surge onto the coast from Venice south to Boca Grande. Sarasota and Charlotte counties sit in HUD Wind Zone III. Owners here need someone who will check piers and straps carefully and say plainly what they found.

Where we go
